Miami-Dade Condo Market Kicks Off 2025 With Notable Closings!

Miami-Dade County’s condo sales and dollar volume fell in the first week of the year.


Brokers closed 92 condo sales totaling $59.5 million from Dec. 30 to Jan. 6. The previous week, brokers closed 103 condo sales totaling $64.6 million.


Last week’s units sold for an average of $646,506, higher than the $626,798 average price from the previous week. The average price per square foot rose to $511 from $473, according to data from Redfin.


For the top 10 sales, prices ranged from $1.2 million to $5.9 million.


Unit 1206N at Oceana Key Biscayne, at 350 Ocean Drive in Key Biscayne, took the top spot with a $5.9 million closing. The sale closed at $2,592 per square foot after 244 days on market.


Giulietta Ulloa and Jennifer Perez with Berkshire Hathaway HomeServices EWM Realty had the listing. Elena Chacon, also with Berkshire Hathaway HomeServices EWM Realty, represented the buyer.


Unit 703 at Turnberry Ocean Colony, at 16051 Collins Avenue in Sunny Isles Beach, closed for the second highest amount, $4.7 million, or $1,351 per square foot after 151 days on market.


Lana Bell with Douglas Elliman represented both sides of the deal.
